These Terms & Conditions apply to services provided by Harbour in West Cork.
Effective Date: 3 July 2026
By instructing Harbour to provide services, you agree to these Terms, unless a separate written service agreement states otherwise.
Harbour provides property management, keyholding, inspection, access coordination and related homeowner support services in West Cork.
Services may include keyholding, scheduled property checks, storm checks, emergency attendance, contractor coordination, access for tradespeople, written reports, concierge support and homeowner assistance.
The exact services, frequency and fees will be agreed separately with each client.
You authorise Harbour to access your property using keys, codes, alarm details or access instructions provided by you.
You confirm that you are the owner of the property or otherwise authorised to grant access.
Harbour will take reasonable care to safeguard keys and access information.
Keys will be stored securely and, where practical, without identifying information linking them directly to the property.
You must notify Harbour immediately if locks, alarm codes, access codes or security arrangements change.
Property checks are visual, non-invasive checks only.
They are not building surveys, engineering inspections, insurance inspections, security audits, fire-safety inspections or guarantees that a property is free from defects.
Harbour will use reasonable care and skill, but cannot guarantee that hidden, intermittent, gradual or non-visible issues will be identified.
Where agreed, Harbour may attend following storms, alarms, leaks, access issues, security concerns or other reported incidents.
Emergency attendance does not guarantee that loss, damage, burglary, flooding, storm damage or further deterioration can be prevented.
Where urgent action is needed, Harbour may contact the client, emergency services, insurers or contractors as appropriate.
Any spending authority for emergency repairs should be agreed separately in writing.
Harbour may help coordinate independent contractors or tradespeople.
Unless otherwise agreed, contractors are independent third parties and not employees of Harbour.
Harbour is not responsible for contractor workmanship, pricing, availability, warranties or guarantees, but will take reasonable care when recommending or coordinating contractors.
You agree to:
Fees are payable according to the agreed service plan or quotation.
Additional work outside the agreed service may be charged separately.
Invoices are payable within the agreed payment period.
Harbour may suspend services where invoices remain unpaid after reasonable notice.
Harbour may provide inspection reports, photographs or updates following property visits.
Reports are intended for client information only and should not be treated as professional survey reports, insurance assessments or guarantees of property condition.
Harbour will provide services with reasonable care and skill.
Harbour is not liable for loss or damage caused by events outside its reasonable control, including severe weather, flooding, fire, burglary, vandalism, utility failure, contractor delay, hidden defects, gradual deterioration or third-party acts.
Nothing in these Terms excludes or limits liability for fraud, wilful misconduct, gross negligence, death or personal injury caused by negligence, or any liability that cannot legally be excluded under Irish law.
Any limitation of liability will apply only to the extent permitted by Irish law and consumer protection law.
Harbour will maintain appropriate business insurance for the services it provides.
Clients remain responsible for maintaining adequate insurance for their property, contents, fixtures, fittings and any third-party liability connected with the property.
Either party may terminate ongoing services by giving the notice period agreed in the client service agreement.
Fees remain payable for services already provided and any approved costs already incurred.
Harbour will not be responsible for delay or failure to perform services caused by events beyond its reasonable control, including severe weather, unsafe access, flooding, road closures, power failure, industrial disputes, emergency restrictions or other unforeseen events.
If you are unhappy with any aspect of our service, please contact Harbour as soon as possible. We will review the matter and seek to resolve it fairly.
Personal data is handled in accordance with Harbour’s Privacy Policy and applicable data protection law, including GDPR.
These Terms are governed by the laws of Ireland.
Any dispute will be subject to the jurisdiction of the Irish courts.
Harbour may update these Terms from time to time. The latest version will be published on this website.
